Staff recommend the City Council approve the final map for Tract No. 19345, located at 960 West 16th Street, and authorize the signing of the map by the City Engineer and the City Clerk.

BACKGROUND:

On February 10, 2025, the Planning Commission approved a Master Plan to construct thirty-eight (38) live-work residential condominium units with attached garages at 960 West 16th Street. In addition, the Planning Commission also approved the tentative map for Tract No. 19345 (Attachment 1), which consists of subdividing a property measuring 2.35-acres into one lot for condominium purposes per the Conditions of Approval (Attachment 2). 

 

ANALYSIS:

The final tract map will subdivide a parcel shown on the map filed in Book 101, Pages 26 and 27 of Miscellaneous Maps, in the office of the Orange County Clerk-Recorder. Moreover, the final tract map is in substantial conformance with the tentative tract map approved by the Planning Commission on February 10, 2025, and has been checked and found to be technically correct.

 

The final tract map includes the dedication of an easement for ingress and egress for emergency and public security vehicle purposes, including the release and relinquishment of access rights to West 16th Street except at approved access locations to be accepted by the City.

 

ALTERNATIVES:

 

This item is administrative in nature, and therefore, no alternatives were considered.

 

FISCAL REVIEW:

There is no fiscal impact to the City for the approval of the recommended action. All tract map filing fees have been paid.

LEGAL REVIEW:

The City Attorney’s Office has reviewed this agenda report and approves it as to form.
