Staff recommends the City Council approve the final map for Tract No. 19334, located at 3150 Bear Street, and authorize the signing of the Map by the City Engineer and the City Clerk.

BACKGROUND:
On August 5, 2025, the City Council approved a General Plan Amendment, Design Review, and Density Bonus to construct 142 residential units at 3150 Bear Street. The City Council also approved the Tentative Map for Tract No. 19334 (Attachment 1), which consists of subdividing a 6.11-acre property into one lot for condominium purposes. In addition, the City Council approved the Conditions of Approval (Attachment 2).
ANALYSIS:
This subdivision map will subdivide a parcel per Lot Line Adjustment No. LL 20-01, recorded February 7, 2020, Official Records, in the office of the County Recorder of Orange County, California.
The final tract map is in substantial conformance with the tentative tract map approved by the City Council and has been checked and found to be technically correct.
The final tract map includes an easement dedication for ingress and egress purposes for emergency and public security vehicle accessibility, and for the release and relinquishment of access rights to Bear Street, except at approved access locations to be accepted by the City.
ALTERNATIVES:
This item is administrative in nature.
FISCAL REVIEW:
There is no fiscal impact to the City for the approval of the recommended action. All tract map filing fees have been paid.
LEGAL REVIEW:
The City Attorney’s Office has reviewed this agenda report and approves it as to form.
